Good Morning, Members and Friends:
Attached are the third‑quarter tallies for new single‑family homes across metro Atlanta. Many members and non-members are seeing their pipelines shrink, but keep in mind: Atlanta isn’t a monolithic market. Too many people view it through a narrow straw. Step back and look at the full landscape, and you’ll see opportunities everywhere.
Across 26 metro counties and more than 120 incorporated cities, new single family homes were down 7%. But the county level picture tells a different story: ten counties were up, twelve were down, and four barely moved. Markets are shifting, not disappearing. Land agents take note.
DEC produces separate summaries for different regions of the state, as well as multi family and commercial reports available through our Research Department.
No one has a crystal ball, and trends often peak or fade before they’re widely noticed. But our Planning & Zoning Facts service shows more single family developments in the pipeline than at any time in the past three years — many of them large, phased projects backed by deep pocketed investors. Downturns always give way to rebounds. This market wants to expand, and some companies are already doing so.
Multi family has likely bottomed out, with more projects now entering planning. Disciplined companies with strong track records and solid financing will capture the best opportunities. Build-to-Rent remains viable despite recent government actions and inactions, and seniors downsizing may be the next major driver of BTR demand.
The biggest mistake companies make is putting on blinders and missing the opportunities that are always present. Financing solutions will emerge. Buyer expectations will adjust. Homes will get smaller as households change. People with large homes will downsize. Meta-trends are always forming—the winners stay engaged and adapt.
At DEC International, we believe construction tallies—current and projected—are the clearest indicators of our industry’s health. DEC is laser focused on Georgia’s construction activity, which often runs counter to national trends. From planning and zoning to final occupancy, DEC is the authoritative source for growth and development intelligence in Georgia.

With 36 years of experience, we’ve seen winners and losers in every market cycle. How your company positions itself determines the outcome. Our message is consistent: know the market, know your company, and assume you need to catch up.
Companies that market themselves consistently and operate with the best information always stand out as winners. DEC is your partner on both fronts.
